East Boca Raton’s deep-water neighborhoods run for about six miles along the west and east banks of the Intracoastal Waterway, from Boca Bay Colony at the Delray Beach line to Royal Palm Yacht and Country Club at the Boca Inlet. Every one of them reaches the Atlantic with no fixed bridges. What separates them is everything else: whether there is a gate, whether there is an association, how much of the neighborhood is on the water, how far it is to the inlet, and whether the house you are looking at is worth more than the lot under it.

We are Steven, Elliot, and Wendy Koolik. The Sanctuary: Boca Raton’s Guard-Gated Yachting Enclave

The Sanctuary sits on the west side of the Intracoastal between Spanish River Boulevard to the south and Yamato Road to the north, with its entrance off Federal Highway. It was completed in the mid-1980s around a 27-acre bird and wildlife preserve, and it remains the only East Boca waterfront community that combines a manned gate, armed roving patrols on land, and dedicated patrol boats on its canals. Homes range from about 5,000 to more than 20,000 square feet.

The Sanctuary is a thin market. Echo Fine Properties counted four sales in the twelve months to July 2026 at an average selling price of about $5.46 million; Modern Living’s rolling median is about $3.99 million; and a mid-2026 Redfin snapshot, which we could not independently open, showed listings averaging more than 450 days on market with roughly 16 months of supply. Active asking prices in August 2026 ran from just under $4 million to $19.95 million. With four or five trades a year, year-over-year percentages mean little here. What matters is the spread: renovated 1980s homes on dry lots in the $4 million to $6 million range, waterfront customs from about $7 million, and new deep-water estates asking $15 million to $30 million.

Golden Harbour: Deep Water, No Association, Two Miles From the Inlet

Golden Harbour is the neighborhood serious boaters name first when they want to keep a large vessel behind the house without a gate or an association telling them how. It sits east of Federal Highway and just north of Palmetto Park Road on the west bank of the Intracoastal, with Lake Wyman Park immediately to the north. Turn east on Palmetto Park, north on NE 5th Avenue, and right onto Golden Harbour Drive, and you are in it.

Golden Harbour has two prices. An original 1960s or 1970s house on a deep-water lot trades at land value, roughly $3.1 million to $4.5 million in recent broker framing and $3.4 million to $3.65 million in the two documented cases above. A completed new estate on the same lot trades at $6 million to $12 million and up. Echo Fine Properties’ rolling average sale price was $9.47 million at about $1,425 per square foot in August 2026, with six active listings from $4.15 million to $11.9 million. That average is a new-construction average; if you are buying an original home, price the lot.

Bridges, No-Wake Zones, and the Boca Inlet

Boca Raton has four drawbridges: three over the Intracoastal and one over the inlet. None is fixed. The closed clearances matter only if you want to pass without an opening; every East Boca dock reaches the ocean with no fixed span in the way. Clearances below are from NOAA’s U.S. Coast Pilot 4, August 2026 edition, and schedules from the federal drawbridge regulations at 33 CFR 117.261.

The inlet itself is the constraint boaters underestimate. The Coast Pilot describes it as a narrow dredged cut with a shifting bar, unmarked channel, tidal currents to 7 knots, and breaking seas on the ebb and in winter easterlies. The city owns the dredge and works it Tuesday through Friday under a management plan that targets at least 6 feet at mean low water and removes about 83,000 cubic yards of sand a year. The Coast Pilot carries a standing caution of low-tide depths as shallow as 1 to 3 feet; after the September 2025 storms and an October king tide the north jetty shoaled and was mostly cleared within weeks, and the city’s October 2025 survey showed 8 to 10 feet in the straightaway and a 6-foot minimum at the turn. Local knowledge, a rising tide, and a look at the day’s conditions are part of owning a boat here.

Speed Zones on the Boca Intracoastal (Florida Administrative Code 68D-24.017)

  • Slow speed, minimum wake: 300 feet either side of the Spanish River bridge; from Lake Wyman south to 300 feet north of the Palmetto Park bridge; 300 feet either side of the A1A inlet bridge.
  • Idle speed, no wake: from 300 feet north of the Palmetto Park bridge to 500 feet south of the Silver Palm Park boat ramp, which covers the Golden Harbour, Boca Raton Riviera, and Por La Mar stretch.
  • Slow speed, minimum wake on weekends and holidays, 10 a.m. to 6 p.m.: from 300 feet south of the Camino Real bridge to the Broward County line.

Flood Zones, Seawalls, and Insurance

Three facts govern the cost of an East Boca waterfront home beyond its price. First, new FEMA Flood Insurance Rate Maps for Boca Raton and Palm Beach County took effect on December 20, 2024, raising the base flood elevation by a foot or more on more than 16,000 county parcels and adding thousands of eastern-county properties to special flood hazard areas. A zone on an old survey may not match the current map; look up the address on the city’s flood-zone page before you write an offer. Second, Boca Raton’s Community Rating System discount on National Flood Insurance Program policies rose from 15 percent to 25 percent on October 1, 2025, for qualifying policies inside the city limits. Third, NFIP coverage caps at $250,000 for the building, so owners of these homes typically carry private flood coverage above it.

Seawalls are the capital item. The city regulates them under Chapter 22 of its code and section 7.7 of the Engineering Design Standards Manual, updated January 2025, and requires permits, a survey of the seawall line, and inspections before the cap is poured and at completion. Boca Raton has not published a single minimum cap elevation the way Broward County has (4.0 feet NAVD88 by 2035 and 5.0 feet by 2050), but cap raises are already common on new construction here, and the city’s adopted planning projection is 10 to 17 inches of sea level rise by 2040. Florida contractor pricing in 2025 and 2026 puts seawall repair at roughly $100 to $250 per linear foot, replacement at $150 to $600 per linear foot depending on material, and a typical residential replacement at $40,000 to $175,000 with most jobs near $90,000 to $120,000. On an 85-foot Golden Harbour lot, a full replacement is a five-figure to low-six-figure line item that belongs in every offer.

Schools

Public assignments for the East Boca waterfront neighborhoods fall within the Boca Raton Community Middle and Boca Raton Community High feeder pattern, with the elementary assignment varying by street: J.C. Mitchell Elementary appears on Sanctuary and some Golden Harbour listings and Boca Raton Elementary on others, and Addison Mizner K-8 is the third East Boca campus to check. Assignments are address-specific and the district redraws boundaries, so confirm any address against the School District of Palm Beach County’s boundary maps rather than a listing. Private options within a short drive include Saint Andrew’s School (JK to 12, day and boarding, about 1,355 students), Pine Crest School’s Boca Raton campus (PK to 8), and Grandview Preparatory School (PK to 12).

Association dues in The Sanctuary run about $1,500 a month, with recent listings showing figures from roughly $1,500 to $1,570. The dues fund the 24-hour manned gate, armed roving patrols, the marine patrol boats, the tennis courts, the park, the preserve, and concierge services. There is no club and no equity membership, so unlike Boca Raton’s country club communities, the monthly association fee is the only mandatory community cost beyond taxes and insurance. Confirm the current figure with the association before relying on it.

Does Golden Harbour have an HOA?

No mandatory association. Golden Harbour has a voluntary neighborhood association, and listings show $0 in required dues. That freedom is part of the appeal for owners who want to build, dock, and renovate without architectural review or assessment risk, and it is one reason more than half of the neighborhood’s original 1960s homes have been torn down and replaced with new construction. The trade-off is that there is no gate, no shared amenity, and no association enforcing standards on the house next door.

Are there fixed bridges between East Boca canals and the ocean?

Not on the Intracoastal Waterway itself. Boca Raton’s three Intracoastal bridges at Spanish River Boulevard, Palmetto Park Road, and Camino Real and the A1A bridge over the Boca Inlet are all drawbridges that open on published schedules.
