
The $11 million average sale price attached to Royal Palm Yacht and Country Club is real, and it is also the least useful single number you can know about the community. It is a trailing twelve-month average from early 2025 that blends a $4 million original ranch on a dry lot with a $75 million point-lot estate on the Intracoastal. Nobody buys the average. They buy a specific lot type inside a 450-acre community that contains at least three distinct markets, and the gap between those markets is the whole story.

It reported 48 closed sales, an average asking price of approximately $12.2 million, an average selling price of approximately $11 million, and an average of about $2,235 per square foot. The same kind of rolling twelve-month module, read from BeachesMLS data in August 2026, now shows a higher average and a slower market. And a median from a different source shows something lower. All three are correct. They measure different things.

Two Price-Per-Square-Foot Numbers, Same Neighborhood
The $2,235 per square foot figure is computed on living area under air. The $1,312 figure from the MLS module is computed on total square footage, which includes garages, loggias, and covered terraces that can add 30 to 40 percent to a Boca Raton estate’s footprint. Neither is wrong. When you compare a Royal Palm listing to a comparable sale, make sure both numbers use the same denominator, because the difference is large enough to move a valuation by millions.
Why the Median Is $7.7 Million and the Average Is $12.5 Million
An average is pulled by outliers; a median is not. Royal Palm produces outliers by design. In the twelve months to August 2026, the community closed a $75 million sale, a $24 million sale, a $21.5 million sale, and a $20 million sale alongside original homes in the $4 million to $7 million range. Put a $75 million transaction into a pool of 48 and it adds roughly $1.5 million to the average on its own.
The practical consequence for buyers: the average overstates what a typical Royal Palm home costs. A seller who anchors to $12.5 million for a golf-course home because “the average is twelve million” is the seller who ends up in the 50.8 percent of listings that cut their price.
Three Markets Inside One Gate
Steve Dingle of SRD Building Corp., who with his brother Scott had built roughly 165 homes in Royal Palm by 2023, about a quarter of the community, put it plainly to The Real Deal: “In Royal Palm, there’s three different markets: golf, waterfront, interior.” The Royal Palm Improvement Association’s own lot inventory shows the split. Of about 750 lots, 229 are water lots, 285 are golf course lots, and 231 are interior lots, with fewer than 700 homes built.

The tiers overlap at the edges. A large golf-course home with a new build can outsell a small original canal home. But within a tier, the ranking is stable, and it is why two homes of similar size and finish can trade $8 million apart. When you evaluate a Royal Palm listing, identify its tier before you look at the price.
The $75 Million Sale and the Record Chain
On May 20, 2026, 2500 East Maya Palm Drive closed at $75 million. It was listed on April 30 at $80 million, drew three buyer tours in its first week, and closed in three weeks. The house is an SRD Building Corp. spec estate with about 18,300 square feet of living area and roughly 24,000 total, eight bedrooms, a wellness wing, and a golf simulator, on a 0.8-acre corner point lot with 292 feet of Intracoastal frontage and a 110-foot private dock. David W. Roberts of Royal Palm Properties represented both sides and told The Real Deal the sale “will reset pricing in Boca.”
It more than doubled the prior Boca Raton single-family record, which was set on the same ground. In May 2024, SRD paid $36 million for 2499 East Maya Palm Drive, a 1.7-acre site with 440 feet of waterfront and a 1997 house it demolished. The Dingles split the site into two parcels and built the $75 million house on 0.8 acres of it. Redfin ranked the sale as the most expensive home sold in the United States in May 2026.

Four of these fifteen closings were at or above $20 million. Three were below $7 million. Two of the highest-priced sales, 191 West Coconut Palm and 481 Thatch Palm, closed 11 to 13 percent below their asking prices, which is consistent with the 92 percent list-to-sell ratio across the community and a reminder that even brand-new construction in Royal Palm is negotiated.
Lot Economics: What a Teardown Is Worth
Royal Palm was platted in 1959 by Arthur Vining Davis’s Arvida Corporation, and a large share of its original homes are now 50 to 65 years old on lots worth more than the houses. That is why the community has become, in the words of Premier Estate Properties’ Carmen D’Angelo, “a great playground for investors, developers” and, as she added, builders. No source publishes a clean lot price table by tier, but the reported lot-to-finished-home pairs tell you what builders are paying and what they are getting.

Three things stand out. First, the multiple is compressing: pairs bought in 2019 and 2020 returned five to six times the lot price, while pairs bought in 2022 to 2024 are returning two to four times, because lot prices rose faster than finished prices. Second, 2026 land trades are still large: a $14.5 million Intracoastal homesite in July, and Redfin’s sold feed shows a 0.41-acre lot at $17 million and a 0.36-acre lot at $7 million this year. Third, new construction pricing now spans a wide band. A 2023 SRD spec closed near $2,750 per square foot of living area; two 2026 new-build listings asked $1,870 and $2,082 per square foot and closed below ask. An older dry-lot home traded near $1,000 per square foot.
What the Average Hides About Time on Market
The $12.5 million average says nothing about how long it took to get there. The rest of the data does. Redfin records a median 135 days on market for the quarter ending June 2026, up from 129 a year earlier. BEX Realty’s twelve-month module records an average of more than 214 days. Sale-to-list is 91.9 percent, no home in the Redfin sample sold above asking, and 50.8 percent of listings took at least one price reduction, up 21.6 points year over year. Redfin’s competition score for the neighborhood is 3 out of 100.
That is not a distressed market. It is a market where a small number of extraordinary properties clear quickly at extraordinary prices, and everything else waits for the right buyer at a negotiated number. The $75 million house went under contract in three weeks. The typical Royal Palm listing takes four to seven months and sells at a discount of about 8 percent to its final asking price, which is often already below its original asking price.
What This Means If You Are Selling
- Price to your tier’s last three closings, not to the community average and not to the record.
- Expect a 120 to 135 day median to contract on a well-priced home and materially longer on an overpriced one. Half of Royal Palm listings are currently cutting price; the ones that priced correctly at launch are not.
- Budget for a sale-to-list ratio near 92 percent when you set your walk-away number.
- If your home is an original build on a waterfront or golf lot, the land may be worth more than the house. Get a builder’s lot bid before you list as a residence.
Who Is Buying
David Roberts, who has sold in Royal Palm for nearly forty years, told The Real Deal in 2024 that much of his business is owners moving within the community, that outside buyers “frequently come from the Northeast, Illinois and California,” and that they pay cash. His summary: “I’ve never sold a house to a lottery winner. Our folks have done well.” Reported principals in recent trades include the founders of Sheetz and Constant Contact, the Conair family, a Michigan developer, and a freight heir, most buying through trusts named for the address.
The neighbor to the north matters too. The Boca Raton resort, directly across Camino Real, was acquired from Blackstone for $875 million in 2019 by BDT and MSD Partners, the merchant bank of Byron Trott and Michael Dell, which has since spent close to $390 million renovating it. In May 2026 the owners named Douglas Elliman to sell The Residences at The Boca Raton, 75 condominiums inside the resort grounds priced from $5 million, the first private residences in the resort’s history. Royal Palm owners who do not join the club at Royal Palm often use The Boca Raton’s membership instead, and a resort spending at that level next door reinforces the address.

Five Questions Before You Look at the Price
- Which tier is the lot: Intracoastal or point, canal, golf, or interior? The RPIA’s 229 water, 285 golf, and 231 interior lots each have their own comparables.
- If it is waterfront, how many linear feet of frontage, how long is the dock, and what is the depth at low tide? The $75 million house had 292 feet and a 110-foot dock; a typical canal lot has far less.
- Is the price per square foot quoted on living area or total area? The two bases differ by 30 to 40 percent on a Boca estate.
- Is this a residence or a land sale? Original homes on water and golf lots increasingly trade at lot value, and a builder may be your competing bidder.
- How long has it been listed and how many price changes has it had? With half of Royal Palm listings cutting price, a home that has not moved in 90 days is a negotiation, not a bidding war.

Is club membership mandatory at Royal Palm Yacht and Country Club?
